What Property Managers look for at an inspection?

 

Ever wonder what your Property Manager is really looking at when they are carrying out the routine inspection.

You might be quite surprised.

The main purpose of Routine Inspection is to ensure the property is being well cared for by tenants and to check if there are any maintenance requirements or health and safety issues. 

A routine inspection is not a housework inspection, however the tenant should have the property in good condition on the day of inspection. It is actually a maintenance inspection. We are looking for current and future maintenance issues.

We are predominantly asking the following the questions as we make our way around the property:

Exterior checks:

·         Are the gardens and lawns mowed and neat?

·         Are the gates and fences secure?

·         Is there any damage, holes in gutters, water damage?

·         Does the house or paving need pressure cleaning?

Interior checks:

  • Is the property neat and tidy?

  • Are there marks or damage on the walls?

  • Does the ceiling show signs of mould or water damage?

  • Are the fans and air-conditioning units clean?

  • Are the floors stained, or in need of repair?

  • Is the kitchen clean, including the oven, hot plates, splashbacks, and sinks?

  • In the bathrooms – are the showers, vanities, and sinks clear of soap scum and mould?

  • In the bedrooms, do the robe doors and windows slide or open correctly?

  • Check all taps and toilets for leaks

At BlueChip Rentals we conduct a routine inspection within the first three months of the tenancy and every 16 weeks thereafter. We also invite our owners to attend at least one inspection in a 12 month period if at all possible.
